Podere S. Maria is an independent and isolated farmhouse located in the quiet countryside of the municipality of Bibbona, province of Livorno, about 15 km from the sea.
Podere Santa Maria can be reached by taking a dirt road of about 700 meters. The last 300 meters of the road are private, with an
access gate that is planted with cypress trees in its final part as per Tuscan tradition.
There is a large covered parking lot with 5 parking spaces. The garden is flat and surrounds the entire house.
In the garden there is a fenced 8 x 4 meter swimming pool, 135 cm deep, with a large sunbathing area
furnished with sun loungers, deckchairs and umbrellas.
The Podere is perfect for animal lovers who never give up bringing their faithful four-legged friend with them,
whether it is a dog, a cat or even a horse!
Podere Santa Maria is divided into three apartments, two of which are connected and can therefore be used as a single
apartment.
The entire house is equipped with:
• heat pump for heating and air conditioning
• Wifi
• Mosquito nets in the bedrooms

LAUNDRY-STORAGE ROOM
At the back of the house there is a large utility room with a laundry area where there is a sink, a washing
machine and a dryer. This area is large and suitable for storing any bicycles.
GARDEN
Large flat garden that surrounds the entire house. There are two BBQs, one with a pit oven There is a swing for
the little ones Seasonal in-ground swimming pool with furnished sunbathing area. The pool is fenced
HORSE PADDOCK
The house has a paddock for grazing and a horse shelter with a shed. Upon request, it is possible to integrate
this space into the reservation and bring your horse with you on holiday.
SURROUNDINGS
The farmhouse is located along the local road of the mulberry trees that continues and immerses itself in the
Macchia della Magona, a protected natural area full of paths for lovers of walking and trekking in all its forms.
The Podere borders on one side with the Sterza stream which can be accessed directly from the property and
where there are natural beaches made of river pebbles mixed with sand, a perfect place to take a dip with your dog.
